I get this question all the time: “When is the best time to sell my home?” The answer is simple. The best time to sell is when you’re ready. Whether you’re moving, downsizing, or can’t afford the property taxes anymore, the right time is personal to you. But what if you’re not in a rush? That’s when timing the market can help.

Selling during the slow season. Here in New Hampshire’s Lakes Region, winter is the “slow season.” Fewer people are selling homes, especially second homes or vacation properties. But here’s the thing—there are still buyers out there. They may not be as many as in the spring or fall, but they’re serious. With fewer homes on the market, your property will stand out.

How to sell your home in winter? If you decide to sell during winter, preparation is key. A buyer should walk into your home and feel comfortable. No one wants to tour a freezing house with icy steps. Here’s what you need to do:

• Keep the driveway plowed.
• Heat the home.
• Shovel and sand the steps.
• Make the home feel warm and welcoming.

An unheated home feels cold, empty, and uninviting. It’s a big turnoff for buyers, so so you will lose a lot if you are not prepared. But, with a warm house, buyers can picture themselves living there. So, make sure you prepare your home properly.
